  • Overstating your expenses by as little as $10 can result in your lender declining your loan modification? Our Probability Meter takes the guess work out of the income/expense process. In other words, we have the secret formula.
  • You do not have to be delinquent to qualify for a loan modification. We have successfully helped many people who were still current on their mortgage.
  • If you don't qualify for President Obama's new Home Affordable Modification Program, there are alternate modification programs being offered by almost every Lender.

As a result of recent funding cuts, for the first time in four years since we started providing free foreclosure prevention counseling in mid 2006, The Unity Council Homeownership Center must now place certain limitations and restrictions on our foreclosure counseling services.

New clients:

1.  Effective immediately, April 30, 2010, we are now only accepting new foreclosure prevention clients from Alameda County.

2.  In addition, your combined household income must be less than 100% AMI or less than $89,300.

3.  Finally, we can no longer provide assistance with rental properties, investment properties, vacation homes, or second homes.  Thus, you MUST currently live in the property for which you are seeking assistance.

If you meet all three of these requirements, please continue by clicking the "start now" button to get started.
